Non-Invasive Surveys / Invasive Surveys

A Non-invasive survey is a investigation which will not cause any damage to your home. You may be buying or selling a property and would like a professional survey undertaken, to highlight any potential defects that could hinder the value.

You may have found mould, damp patches, blistered paint, rotted wood, mildew and staining. You may have concerns of rising damp. It is only natural to want these defects investigated and find out the root cause of them. 

​

At Damp-Detect if we believe your problems will require further invasive works to occur, we will advice you on this with no obligation for you to do so. We will also highlight the repercussions that not doing so may cause. Some insurance companies may hold you liable if certain defects are found and not acted upon, preventing you from making a claim.

Invasive surveys may include pulling up floorboards, removing wall plaster, removing tiles and drilling holes.  Our surveyors are trained, experienced and equipped in undertaking invasive surveys. If it is found that invasive investigations need to take place to find the root cause of your damp, not doing so may cause further damage and financial burdens.

What does a Non-invasive survey include?

With all of our state of the art instruments combined with our expertise, we will provide you with the optimum service you deserve. 

​

-Thermal imaging - Finding cold/hot spots in your property, linking to damp. 

-Internal/External visual inspections - Looking out for building defects , seeing if your damp proofing if serving purpose.  

-Internal ambient (air) conditions - highlighting Dew point areas where condensation and mould can form. 

-Detailed moisture testing - Highlighting the levels of moisture in materials like brick and wood - going by BS BS6576 and PAS 64

-Detailed Moisture Mapping  - Where a floor-plan of your property will be made with the levels of moisture mapped out and highlighted.

-Written Report - This will be a detailed, bespoke document produced, that will include all investigation/survey findings. It will highlight all defects (if found). This can be used when liaising with, loss adjusters, insurance companies, contractors and even when purchasing a new home with the seller.

What does a invasive survey include?

This survey will include everything that is within the non-invasive survey. However, further methods and techniques can be used to highlight and find the root cause of the problems within your property. Sometimes the non-invasive approach is the only way to find the root cause of damp. This may cause very little damage, i,e a small hole in a discreet location. However more precise works can be needed, to find a potential leak perhaps. Sometimes a insurance company will give permission to carry out such works with cover.

Including;

​

- Gravimetric testing - where a sample of the affected material will be taken and analysed to give a exact percentage of moisture content.

-Wall Profiling - using techniques to drill into the walls to see how far moisture/damp had penetrated.

-Salts analysis - To highlight if the cause from your damp is from rising dampness or an escape of water (leak) or weather damage.

-Borescopes - Used to investigate inside your wall cavities and floor voids for investigation. 

-Pressure test - This is a test undertaken on your plumbing system to identify any leaking pipes.

A invasive survey may need to cut a small hole in a ceiling. It may need to remove fixings, to access the source of the defect. Any invasive work will be discussed and confirmed with our client beforehand, giving you the sense of trust and confidence with our surveyor.
